FINANCIAL DETAILS - The bank may take up references for the purpose of income verification.
Proof of any income declared on the application form.
P60 and copies of last 3 months' payslips
If self employed, last 3 years accounts and Inland Revenue self assessment tax calculation documents (SA302)
Last 3 months bank statements
Annual mortgage statement and written up to date confirmation of current monthly repayment on mortgage
Copy of tenancy agreement
Divorce settlement (if applicable) confirming maintenance payments
Proof of capital to be invested in the project

Outline of mortgage à la Française

 

Purpose and amount of the loan   : Purchase, renovation, construction. A maximum of 80% of the investment in EUROS (excluding Notaire's fees)

Currency  : EUROS

Term :  A maximum term of 20 years - loans must be repaid by the borrowers 70th birthday

Conditions :  Borrowers are required to take out :
Loan repayment insurance through the bank which provides life cover.
Buildings insurance - proof will be required that the building is properly insured (this can be done through the bank).

Income criteria :  Your total monthly loan and credit commitments (including the new loan) should not exceed a 1/3 of your net monthly income.

Type of mortgage :  A capital and interest straight repayment mortgage secured on the French property ("frais d'hypotheque" (for the taking of the security) will be payable to the Notaire)

Mortgage procedure :   The whole procedure takes approximately 6 to 8 weeks until the funds are released.

Arrangement fee :  A fee of 1% is charged; this amount is payable from your french bank account on release of the loan funds.

Repayments :   Monthly repayments are debited automatically from your bank account.
Early capital repayments can be made but a penalty of 3% will be incurred for fixed rate loans. variable rate mortgages offer an annual calendar date early repayment option without penalty at a set date fixed by the bank.

Please note :
Your home is at risk if you do not keep up repayments on a mortgage or other loan secured on it.

The sterling (or other currency outside of the euro) equivalent of your liability under a foreign currency mortgage may be increased by exchange rate movements.
